When coating is the right answer, and when it is not
Coating is genuinely excellent on the right roof and a waste of money on the wrong one. The deciding factor is whether the substrate underneath is still sound.
- The roof is flat or low-slope, and the membrane is intact but weathering
- There is surface cracking or chalking but no widespread ponding
- The building runs hot in summer and the roof is dark
- The roof is 10 to 15 years old and you want another decade out of it
- There is no trapped moisture in the insulation, which we test for first

On a structurally sound roof, yes, typically by 10 to 20 years depending on the system. On a roof with trapped moisture or failed decking it does nothing except hide the problem, which is why we moisture test before quoting.
Substantially. A coating is usually around a third of the cost of a tear-off and replacement, and it can often be capitalised differently, which matters on a commercial building.
Coatings are for flat and low-slope roofs. There are products marketed for shingle roofs and we do not recommend them, because they interfere with how a shingle roof sheds water and can void the manufacturer warranty.
Silicone and polyurethane hold up for 15 to 20 years here. Acrylic is 10 to 15 on a roof that drains well and considerably less on one that ponds. UV is the limiting factor and it is harsher here than the national figures assume.
Usually, and noticeably on a single-storey building with a dark roof. A reflective white coating reduces the roof surface temperature substantially, which shows up in air conditioning run time through the summer.
