Skylight Installation & Replacement in New Port Richey
Fitted and flashed by roofers rather than handymen, which is the whole difference between a skylight that lasts and one that leaks.

Emergency response
Skylight installation in the Greater Tampa Bay area typically costs $1,200 to $3,500 per unit installed, and a replacement takes half a day. The single biggest saving available is timing: fitting or replacing a skylight during a roof replacement removes most of the labour cost, because the roof is already open.
When to act
When a skylight needs replacing rather than repairing
Almost every leaking skylight we are called to is a flashing problem, not a glass problem. These are the signs it has gone past a reseal.
- Water staining on the ceiling around the opening after rain
- Condensation or fogging trapped between the glass panes
- Cracked, brittle or yellowed acrylic domes, common on older units
- The frame or flashing has rusted or separated from the roof deck
- The unit is over 20 years old and the roof is due for replacement anyway
- A previous repair was sealed with roofing cement, which is a temporary fix at best
Our process
Fitted the way it should be
Free assessment
We inspect from the roof and inside, and identify whether the problem is glass, frame or flashing.
Choose the unit
Fixed, vented or tubular, and whether impact-rated glazing is worth it for your exposure.
Cut & flash
The opening is cut and framed, then flashed into the roof system properly rather than sealed over.
Finish & test
Interior shaft finished, unit tested under water, and the roof made good around it.

Skylight types compared
Four different jobs. Picking the wrong one is the second most common reason people are unhappy with a skylight, after leaks.
Type
What it does
Typical cost
Best suited to
Fixed
Light only, does not open
$1,200 – $2,200
Hallways, stairwells and rooms that already ventilate well.
Vented
Opens, manual or motorised
$2,200 – $3,500
Bathrooms and kitchens where you want the humidity out.
Tubular
Reflective tube from roof to ceiling
$600 – $1,400
Interior rooms with no roof access directly above, closets and hallways.
Curb-mounted
Sits on a built-up curb
$1,500 – $2,800
Low-slope and flat roof sections where a deck-mounted unit would pond.
Cost
What skylights cost around Tampa Bay
Unit cost is the smaller half. Labour, flashing and the interior shaft are where the money actually goes.
Tubular
$600 – $1,400
Smallest job, often a half day, minimal interior work.
Standard fixed or vented
$1,200 – $3,500
Per unit installed, including flashing and interior finish.
During a re-roof
Save 30% to 40%
Fitted while the roof is already open, so most of the labour is shared.
If your roof is within a few years of replacement, we will usually tell you to wait and do both together rather than pay for the same labour twice. Impact-rated glazing adds roughly $300 to $700 per unit and can reduce your insurance premium.

Questions
Skylights, answered
Badly fitted ones do. A skylight leaks at the flashing, almost never through the glass, which is why it should be installed by a roofer who integrates it into the roof system rather than someone who cuts a hole and seals around it.
Yes, if the unit is more than about 15 years old. The roof is already open, so you are only paying for the unit and a fraction of the labour. Doing it separately two years later costs most of the labour again.
An old single-glazed unit will. A modern low-E, argon-filled unit with the right glazing reflects most of the heat while letting the light through, and in Florida that specification is worth paying for.
A replacement in an existing opening is usually half a day. A new opening, where framing and an interior shaft are needed, is one to two days.
Generally yes where the damage came from a covered event. We document it and work with your adjuster the same way we would for roof damage.
The unit carries a manufacturer warranty, typically 10 years on the glass seal, and our installation and flashing work is warranted separately in writing.
